The retractable spring is a good tension. It holds the screen taut, but still easy to deploy. The hardware that comes with the awning isn't great if you're installing on a balcony-deck. I needed to install a set of 2x4's between the joists and below the deck and then mount the stand piece with lag bolts through the deck and into the 2x4's. I used washers between the stand piece and the deck boards to give it a slight angle that created more tension across the top of the awning compared to the bottom. This removed any sag. Good product, good value. You need a solid wall or post to attach the screen housing. You must have a solid base for the short post that the far end of the screen attaches to. I have a wood deck and was able to screw two of the four screws through the deck into a joist. Just screwing to the deck may not be stout enough. Expansion bolts for installing in a concrete slab are included, but you will need a masonry drill bit (the instructions don't tell you what size). ... show more

The screen was easy to install, though for my application I had to purchase lag screws. The provided attachments are for concrete; I would recommend providing lag screws with the kit for quicker installation. Once I had all the hardware it only took me 1/2 hour to install, plus a little extra time to shim and level the posts. My wife is over the moon with the screening from the neighbors.! The wind will make it billow quite a bit. I added parachute cord across and back 4 times to solve that issue, so not a big deal. This screen is extended most of the time in the winter, to block the wind and snow. As it has gotten nicer out, I want to retract the screen. The spring does not have enough tension to store the entire screen back in the tube. Is there a tension adjustment anywhere? A reply from the seller or manufacturer would be nice. ... show more

    • So easy, looks better than what I was planning to build.
I'm not super handy and I found this super easy to I stall. I did get concrete screws from home depot though. I live in an area where the wind gets wild sometimes and I'm glad I can just retract it during those times. I was going to build a wood shad wall, but this saved me a ton of construction time. And was way cheaper than the wood would have cost. Also it looks better than what I could have built. ... show more
