Great buy. We used this for a 36" wide barn door closet door. Works great and installation was so easy. No drilling required which is why I chose this product. I suggest you view the instructional videos associated with this item before installation. You learn more from the videos and it makes installation so easy. I added the soft close system to the barn door, and loved it. My door little low, the actuator height adjusted to max the latch was returning when opening. I have had to add 1/8 spacers underneath screws of the plate/spacer from the kit to lock it.

You need to be aware that this device requires you to forcefully pull on the door after it has come to a full stop with the device to change the direction of travel (either to start to open the door or to start to close the door after previous full closing or opening). This is because the device requires you to preload the spring that continues to pull the door to the end stop overcoming the damper (likely piston) when you engage the device built inside. The spring is the force that creates the automatic closing action. It is a little difficult to explain how this works, but the end result is that it is very difficult to start the travel of the door because you are working against this strong spring. My 15 year old son had I both found it way too difficult to pull the door because of this and honestly almost completely negates the reason I wanted them which was to prevent slamming shut or open the barn door. Now I have to pull really hard to get the door to start moving and it will suddenly break free of the device (after the spring is fully loaded) and I feel like I will throw the door hard to the other side slamming it into the other sides damper. There is no way to adjust the spring to try and reduce the force to maybe find a balance point, and maybe it is not possible since it does have to be so strong to both move the door and overcome the damper resistance. I also believe the construction of the device is highly questionable since the main damper assembly is made all out of plastic and this device is going to take a beating for reasons I just explained. Only time will tell for me if the plastic is strong enough for the application. I have seen others post that it is not strong enough and have had structure failures. The last comment I will make is that you do need to be sure it will fit your barn door and barn door hardware. Look at many pictures to see if the ones it has been installed on looks like yours (only steel bar rails, no I beams). There are several critical dimensions as well that can make this work or not for your application, but the likely most critical is the dimension from the top of your door to the bottom of the steel bar rail. If the gap is too small or too large, the hardware won't work for you without you making your own spacers to raise the height of the piece that mounts to the top of the door that engages the damper (this is for when the gap is too large). Other posts have attempted to define the min and max dimensions for this. The kit does come with two spacers to try and accommodate some variations in this gap. ... show more
