Best for the price that I've found. I have had a portable frame since about 2003 and the frame has been in use since August 2003 in Tampa Florida. I've gone through plenty of covers (tarps) over the years. All kinds of makes and colors. I like the white best because ... Florida sun. This tarp is in service 18 months after purchase, but is starting to leak and break down. I am going to replace it with the same tarp again. I haven't had any tarp last 2 full years without some leaking at any price. I've had some bargain brands fail in less than 3 months; and what I mean by fail is tear loose and become useless. This tarp has the grommet attach point intact, though some are beginning to separate. That is important because even after it starts to leak, this tarp is still providing UV protection for the boat under cover. The fabric has thinned and some holes have formed after 18 months. It is still weathering the thunderstorms OK, but leaks noticeably. As far as frame fit. It fits like the original. That means there is a gap between the frame edge rails and the edge of the tarp. That is how my original cover fit, and is fine for me. I have used bigger tarps in enclose both top and sides, and those wore first at the edge rails from chaffing. So, I think being able to tension the tarp by drawing toward the frame edge rails is actually better for durability. None of the top and two sides tarps survived a full year without more wear than this is showing after 18 months. If it weren't thunderstorm season, I'd keep it in service until some of the grommet points failed. ... show more

The cost of replacing the top of a Costco 10 x 20 tent is more expensive than buying a new one at the store. $250 etc. Last night my security camera that watches my truck under the tent suddenly showed the top of the tent was ripped all over. I had purchased this 12 x 20 DRY TOP TARP from Amazon in anticipation of this event The toggles that held the old top on were very useful in unrolling this one over the frame and tying it down. $32 or so PRIME is a huge difference for temporary shelter replacement top . Took about an hour as it was a learning process. The correct way to install the Costco tent top is to assemble the frame less one side making a triangle shaped thing and laying the top over that after which you can raise the down side up and fix the legs under it. My tent had a 2 winch gantry under it and lowering one side was never going to happen. The replacement with this tarp was much easier than I had envisioned Doesn't look like the original but for the difference in price for me makes it a "who cares" as long as it holds up for a couple years . ... show more

The product works but weather elements break down the tarp material such that it requires replacement within (IMO) too short of time...approximately a year or two. Admittedly, that's standard for this type of tarp and not particularly specific to this brand.

What can I say?, it's a tarp. The size was correct, it is sturdy and withstanding the wind and rain. I am using it over my RV and so far everything has been kept dry. I would certainly recommend this product if you are looking for a sturdy, serviceable tarp -- perhaps you need to cover over your garage unit etc. You will find this holds up to relentless sun and heat for a more than fair duration. This is an update to my previous comment. I have now had this tarp over my RV (which I live in) through a very rough winter with extremely high winds and heavy rain. I live in Southern California in the desert, so not only does it have to survive high winds and heavy rains, but also a relentless sun that can quickly rot a top. I was just up on the roof trying to save other tarps that got torn in the wind and expected to find this one damaged as well. Low and behold, This tarp is holding strong. I would and definitely will purchase this tarp again. You can not ask for more from a tarp in this price range. Other tarps were well over $150.00 for the size I need. ... show more

Pretty tough. Fits my carport tent frame and the grommets are big enough for elastic fasteners. I replace it about every other year when it gets ratty from weather. Some of the grommets tend to fall off when you take it out of the package but doesnt seem to affect it. When it rains hard it will collect pools and none of it seeps through, nice water resistance. ... show more

I love this tarp! I chose the color, white, as this is now a roof-top tent for my pergola. Darker colors absorb too much heat from the sun. I needed some shade in the back yard for hanging out on the patio. Now we can enjoy it in the rain or sunshine! I 'tented' the 12' x 20' tarp with 1/2=inch schedule 40 PVC arched between pergola 2" x 6" joists. I tied the tarp to the pergola joists with simple twine. It is nice and durable and should withstand some heavy wind.. The tarp is obviously tented to avoid water pooling on top causing added weight to the pergola. Water is HEAVY! If I get a few years out of this, it has paid for itself. I think I have $60 into this project. ... show more
