  • In depth and easy to understand
I am an active investor and have read quite a few books on a variety of investing and real estate topics. Accordingly I mostly skim new books and try to strengthen concepts I am already mostly comfortable with. I previously had difficulty grasping irr, npv, and dcf, and this book explained these thoroughly, simply, and with examples that will allow me to use these tools to make better investing decisions.   • Thinking about investing in Real Estate? READ THIS FIRST!!!
I now have a new favorite real estate investing book. Real Estate by the Numbers has now been added to my permanent investing collection of must-reads. I bought Frank's book, similar topic, 20 years ago as I began my then "casual" interest in investing. I find J & Dave's book more accessible with anecdotal stories that help deliver the content in an easy-to-grasp style for both newcomers and existing real estate pros alike. Know anybody seeking financial freedom through real estate investing? Buy them a copy of J &Dave's new book (or both)! ... show more

  • "Cash flow" does not mean Net income!!
This book is a little better than Rich Dad Poor Dad, but it still suffers from the same deeply dumbed down method of teaching finance to people who aren't experts. As someone who has two degrees in accounting and finance, I have earned enough credibility to say that this book only glances the surface of what's needed to complete a residential or commercial deal. And for god's sake - DONT CALL NET INCOME "CASH FLOW". Time and time again I read "cash flow" as if it was a line item on an income statement - what a JOKE. Cash flow is used like slang in the RE industry because people in RE are not accountants and don't care about sounding dumb. But if you're just getting your feet wet in the field, misuse such as this one can really make people look absolutely stupid in front of a loan officer. Cash flow just means money that is moving.... in or out of your pocket... it's such a vague term that it's almost useless. Unless you're looking at a "Statement of Cash Flows" this word should not be used - ever - when talking about your investments. Call me crazy, but oversights like this are a big red flag for me. Maybe the author is just ignorant or doesn't care, but the point is that flashy words like "cash flow" are VERY OFTEN used in these self-help books because they're flashier than their actual term i.e. "Net income" or better yet, EBITDA (earnings before income tax, depreciation, and amortization). Do you want to be entertained and given a false sense that you're learning, or do you want to actually not waste your time? There is good information in this book, but OH MY GOD does the writer love reading their own words. I haven't seen so much fluff since my pillow had a rip in it. This book could EASILY be half of its size. And another thing!!! An "Asset" is defined as something that has future economic gain. This is NOT a debate!!! Right from the beginning the author tries pushing a wishy-washy vague interpretation of assets and liabilities INSTEAD OF TEACHING REAL KNOWLEDGE. Once again, if that's what the author believes for himself, then fine, go on using words incorrectly, but don't teach laymen something incorrect just because your opinion differs from the real definition. That just makes people look like idiots when speaking to a professional as they explain that the loan on their car is an asset because it helps them do business.... If you've gotten this far in reading my review, then I thank you. I recommend doing what I did and SKIM this book as quickly as you can for the very few useful bits it has, otherwise you will be bored to death or worse, believe you're learning a lot. ... show more
