The small ladder dimensions, achieved thanks to the unique folding system, allow the ladder to be installed in smaller openings. The S-shaped strings not only give this attic ladder a modern look but they also perform the role of a handrail helping to climb the ladder. This insulated ladder features thick rubber gasket insulation between the boards that provides an R-Value of 5.2 to protect against heat loss. The ladder box frame is constructed of high-quality pine, and the hatch's unique opening mechanism ensures the ladder opens slowly. Once fully open, the mechanism will hold the hatch in position to prevent it from slamming shut. A specially embossed pattern on the step surface prevents accidental slippage. We actually bought our unit pre-pandemic. Our initial unit had a badly chipped door and missing documentation so we sent it back. The replacement arrived promptly. It sat ready to go for almost two years. I had a feeling it would be a stinker to install it as it was surprisingly heavy (84 pounds!) FAKRO is a Polish company so the instructions are in the universal language of pictures and there is a very slick video animation of the assembly steps. You have to be really careful when ordering your unit. This one is the smallest FAKRO offers. The width has to fit within the joists in your attic. Ours were exactly right (22.5”) for this unit’s width. Also be sure you’ll have plenty of room for the stairs when extended. The online documentation has an exhaustive array dimensions to consider, including adding steps if necessary. I still had to spend a significant amount of time moving our opening and beefing up the joists. Typical for roof joists are 2x4”’s (3.5” wide nominal)… I had bring them up to 7 3/4” (to accommodate the indigenous temporary suspension system) and made them thick enough to handle the 3 1/2” screws. No matter what your installation environment, you’re probably going to have to a fair amount of prep work. Once that was completed, the next step was “just”moving the unit into the attic. I pondered this for months, trying to imagine two or three strong buddies (on ladders) struggling to hoist the unit and holding it there until I could secure it. I laughed at the animation as it magically floated into position! I eventually decided to use an 8:1 pulley system suspended from a roof truss and roping the stairs carefully. It actually worked pretty well, although it was still tricky and stressful as my wife was in charge of guiding it up and keeping the ropes on the pulleys and from getting twisted. The unit itself is extremely well made, but I will echo others when they say it is narrow. It’s really just long enough to squeeze by when the stairs are extended. We don’t store anything in our attic, just our HVAC guys have to get up there (more than periodically ;) If you don’t mind a fair amount of construction and prep and don’t mind dealing with a heavy unit (one way or the other) you’ll be rewarded with a very well engineered retractable attic stairway. ... show more

  • Well designed and engineered attic ladder, - check with Fakro if your frame height is going to be smaller than 5" or so.

I received the ladder in relatively good order despite the UPS driver tumble-rolling the heavy box almost to the door before I could help him carry it. It is difficult to inspect the ladder before installation (you can't extend it without bracing it), but if the ladder looks square and clean on the board it ships on, and there is no damage to any of the corners, you should be fine. One worry I had when I first inspected the ladder was that the rubber weather stripping around the rim of the door was crushed inside one side of the frame, due to the frame being off square by just a few millimeters.This corrected itself after squaring it during installation into the attic - but if during inspection the frame seems badly out of square this may indicate shipping has compromise the ladders integrity. The installation was straightforward and not complex. I recommend reviewing the installation video and product design specs that Fakro provides online. The online instructions might seem a bit confusing before you get the product, but it all makes sense as you work through the installation process. Prior to this I have never done any significant framing but I had no problems building the frame because the ladder fit nicely between joists right were we wanted it to go. Given Fakro's instructions, I would have been comfortable cutting into a joist if I had had to. Two people can install this ladder by themselves like we did but it will not be easy, and you will be significantly unhappy if the ladder has to be uninstalled (see below on that). NOTE A POTENTIAL PROBLEM: the instructions (both online and those coming with the product) show that the height of the frame you need to build can be anywhere from 4" to approx. 9". The minimum frame size of 4" is absolutely incorrect, and the Fakro picture showing the adjusting nut sitting underneath the metal bar where the ladder hangs onto the frame during installation is nonsense. I verified this by calling Fakro USA and you may wish to do the same if you intend to build a frame on the shorter side. I would say approx 5 1/2" might be a better minimum. I ended up extending the frame with another set of 2x4s which worked out well in the end, but that necessitated temporarily taking down the half-installed ladder. Overall I am happy with the ladder and would purchase it again, and would consider other Fakro products in the future. ... show more
