I have used tar-ish products for years. Sealing around swamp coolers and foundations alike. It is always a sticky-gooey mess, unless it is too cold and then nothing sticks to anything. I have this pressure treated 2x under my back door. Bugs and water were always getting in. I was skeptical when I saw this product, but it works great. The temp was in the high 40's when I applied it. Directions said to use a paint brush or roller, and I was happily surprised that I was able to use a foam brush to easily apply the sealant. I went thick under the door, and a couple of thin coats on the cracks in the foundation. I do need to add another coat under the door, but the foundation cracks look sealed. I am very pleased with how easy it was to apply. Do follow the instructions to make sure that the sealant isn't exposed to freezing temps within the first 48 hrs. My husband's and I's basement had a couple of cracks in the foundation. We been meaning to get something to fix it. Money and time was a factor into not getting the items to fix the cracks. They weren't super bad, but they were leaking a little bit. This sealant is very low odor which is good for our 4 dogs, and my husband and I. It's very thick which is awesome because it doesn't run, and drip all over the place. It applied very easily. It dries with a rubbery feel which it seems it will hold up well to moisture. The only downside is that I wish the color was white. We now have to prime, and repaint the area. I hope primer, and paint will cover the sealant. Overall this sealant is perfect! ... show more

It's too cold to install this on my foundation, so I tested on a random brick inside. There are no directions available to read on the listing. Nonetheless, this is a 5 star product. Not too thick, easy to apply. Photo of test brick reveals one layer of application. There is still some brick showing through, so I feel like one should be prepared to do 2 coats. Given the lack of instruction, it it unknown whether subsequent coats should be applied immediately, within the curing time of 24 hours, or even at a later date. I'm inclined to apply halfway through the cure time. Don't be afraid of destroying the plastic tamper-proof ring. It is not necessary, this is a standard paint can with expected lid. Once lid is re-secured on un-used product, turn the can upside down to prevent drying. ... show more

I painted the part between the siding and ground three weeks ago and finally came to a test last week. We had 2 days of heavy rain and I definitely felt less humid in the basement. Very easy to apply with a paint brush and I think one coat is good enough.

I used this to seal a concrete basin in my basement. It is thick but brushes well with a paint brush. It adhered to concrete very well. I did not apply it over cracks. It does smell a bit like asphalt but it is not strong and didn't require any extra ventilation. It seems like a quality product and it inspires confidence but we have not had any significant rain since applying it so time will tell. If it fails, I'll make an update. ... show more

I was having leaking issues under my patio. I was able to apply this sealant underneath to where we believed the leak was and so far we have not been having any issues with water getting in. Time will tell how long it holds up, but so far I'm very pleased. Easy application as well.
